Elmgrove Nursing Home, Plumstead
Prader won the tender to acquire the old Elmgrove Nursing Home in Plumstead planning from the London Borough of Greenwich.
After tenders were submitted, Greenwich Council decided that unconditional offers only would be accepted, so we allowed ASRA Housing Association to step into our position and complete the purchase.
Through intelligence gathering, Prader established subsequently that the site had potential for a tower block, which ASRA duly applied for, got consent and have now built.
Thornton Heath
Prader acquired an option from The Gala Group on the former Gala Bingo Hall in Thornton Heath, London.
Planning was achieved for 55 residential units, retail and associated parking, before being sold to Taylor Wimpey.
The site is now completed and sold.
Hackbridge, Surrey
Prader acquired an option from the Pederson Group on a sizeable site close to Hackbridge Station that had planning consent for an ‘aparthotel’ (apartments/hotel).
Prader reworked the planning to get residential consent for 96 residential units, retail and associates parking.
The site was sold to Taylor Wimpey and it is now completed and sold.
Crayford Town Centre
Prader secured an option on a 2.5 acre site in Central Crayford, a small district center in Kent, close to Bexleyheath.
We facilitated all the planning for Bexley Council and achieved consent for 196 residential
units, new retail units, new library/community centre, new restaurant and a town center plaza.
Negotiations were underway with a major house builder to acquire Prader’s position when
the 2007 crash came. Planning was acheived in Q3 2007.
Gallions Housing Association stepped in and took over the project. Phase one is now
completely occupied.
‘The Star’ Public House, Woolwich SE18
Prader purchased ‘The Star’ public house on a subject to planning basis from the London Borough of Greenwich.
Prader further negotiated the acquisition of the adjacent land and road from the council.
Planning was achieved for 21 residential units, retail and parking.
The site was sold via the Andrews & Robertson Auction to the New Wine Church.
‘The Cliftonville Tavern’ Public House, London SE15
Prader acquired ‘The Cliftonville Tavern’ public house on Ilderton Road in London from a private vendor.
We secured planning for 14 residential units and sold the scheme via the Andrews &
Robertson Auction.
This site is now completed and sold.
83 Brookhill Road, Woolwich, London SE18
Prader acquired the former Walpole Public House and obtained planning permission for 10 residential units and one retail unit.
The site was built out as a turnkey contract for ASRA Housing Association.
‘Whelans’ Public House
Prader acquired ‘Whelans’ public house on Camberwell Road.
Planning was achieved for 9 residential units and associated parking.
This site is now completed and sold.
61 Frances Street, Woolwich, London SE18
Prader acquired the former Admiral public house and obtained planning permission for 11 two bed apartments.
The site was built out and sold.
